Home Seller Quick Fixes – Before Buyers Inspection

If you’re selling a home, chances are you already know the things the home inspector the buyer brings will look at. If you haven’t had time to fix the grading around the house so that it slopes away from the foundation, you’ll be found and if the roof shingles start to curl, a good home inspector will point that out too. You may not have the time or inclination to repaint old windows and even replace them when necessary, or perhaps neither of these types of upgrades are in the pipeline for sale. However, even if you leave the place more or less ‘as is’ in the sense that you’re okay with the flaws the inspector will find, there are some small inexpensive things you can do to increase the appeal. of the home you want to sell.

Replacing the tile grout in the bathroom is one of these quick fixes. You can apply a fresh coat of grout around the edge of the ceramic-tiled tub for a quick facelift that could get a second look when the house is up for sale. Be sure to take precautions so that there is no mess beforehand. Protect the floor of the tub with a heavy cloth or piece of cardboard, and be sure to remove the faucets and tub spout first. Smooth all joints and be sure to remove any grout mist before reassembling the tub.

While you’re in the area, you may want to do some work on the tub and your caulk as well. Here you will need to remove the old sealant with a putty knife and clean the joint between the wall and the bathtub, as well as the wall around the sink. A fresh drop of putty here and there can do wonders like a fresh coat of paint.

The kitchen is one of the most scrutinized places in the home and a little old-fashioned elbow grease goes a long way here. This kind of muscle will serve you well in the end because no one wants to move into anything but a gleaming kitchen. You’ll also want to troubleshoot smaller appliances to make sure they’re working properly.

Even the largest appliances that are the domain of the home inspector can do a little sprucing up. For example, you can use the crevice tool from a regular shop vac to clean the area around the oven fan. Also, you can clean the inside and outside of the fridge with soapy water and then take the unit out to get to the condenser coils on the back.
