Selling during the winter

Having a home for sale during the winter can be challenging. There are fewer buyers and more homes for sale. Another challenge real estate agents face, particularly in New Hampshire, is winter weather. To make the most of every opportunity to sell your home during the lean winter months, there are several things you need to do to ensure a quick sale.

The most important consideration is keeping the driveway and hallways clean and free of ice. You certainly don’t want a potential buyer to slip and fall. This means shoveling a bit more and paying attention to those areas. Keep plenty of melted ice on hand, and preferably the kind that won’t soil your carpets. Avoid rock salt as it is corrosive and staining. Remove snow from your roof overhang to prevent ice dams from forming. This is something that potential buyers who see a home in the winter will look for in terms of problems with the home. A simple roof rake can pull snow 10 feet from the edge and allow the snow on the roof to melt. Remember that the first impression a potential buyer will see is the exterior of the home.

Another challenge of having a home for sale during the winter months is keeping the carpet clean. Purchase several quality rugs for visitors to wipe their feet upon entering your home. Consider the input. Perhaps having shoppers go through a kitchen or garage door would be more conducive to keeping carpets clean. Work this out in advance with your real estate agent. With shorter days and the lowest sun in the sky, sometimes a home can appear dark. Make sure to have the lights on before visitors go on tour to create a warm and well-lit atmosphere.

If you have a fireplace, light it. If your visitors feel warm and welcome, they will find more things about your home that they like because they are comfortable. When you think about it, winter presents a great opportunity to show off your home with the cozy and welcoming atmosphere it should be.
