Choosing and designing house plans is a wonder. One of the great things about my job in construction and remodeling is the opportunity to learn from various professionals in the industry. And working with architects to design houses is one of the most fun.

 

I’d like to share a few things I’ve learned when designing or selecting a smaller home. Smaller house plans require a little more scrutiny and creativity to make them feel bigger when lived in.

 

WHAT DO YOU REALLY NEED?

 

If you’re thinking of building a smaller home, pay attention to these factors and your home will feel and be more livable.

  • One or more rooms should extend from wall to exterior wall when possible.
  • Keep the inside open and flowing, not cut.
  • Eat in a larger kitchen and eliminate the formal dining room.
  • Have French doors open to a screened room or sunroom.
  • Have lots of windows in the main living areas.
  • Try a larger shared bathroom with a separate toilet.
  • Reduce or eliminate aisles.
  • Try a detached garage with plenty of attic storage.
  • Use vaulted ceilings where possible with a loft.
  • Instead of 8 foot ceilings, upgrade to 10 foot.

House plan design requires scrutiny

 

Use these tips when selecting pre-made plans or when using an architect. Either way, you need to make decisions about what is most important to you in a home. For most small houses need feel spacious and cozy.

 

The goal is to make the best possible use of the available space in each location. Finding spaces for storage is vital. Combined rooms are a great help. Good design will almost eliminate hallways. This gives more space to popular areas.
